---Lease Options
Properties designated as "lease options" are properties which are occupied by tenants that have an option to buy the property at a specified date and purchase price. Purchase Price is determined differently for each property. (For example: Purchase Price may be determined by averaging two appraisals, one from the tenant and one from the owner. Some Purchase Prices are determined by owner’s appraisal only. The Purchase Price may also be determined at the start of the lease with a predetermined amount.) The length of the lease option is determined by several factors: credit scores of the tenants, amount of money required to close, timing issues, etc. Buyers must understand that Lease Option tenants are or at one time were in distress. These tenants may have been in foreclosure or have had credit score issues. Our goal is to help people in these situations get a second chance by providing them with a lease option and give them time to structure themselves to buy the property back. Buyers should keep in mind that other issues come up with Lease Option tenants: job loss, medical issues, divorce, job transfers, ect. Investors should understand that a majority of these tenants do not exercise their option right and may have to be evicted at some point if necessary.
Properties listed on InvestorsProperty.net are acquired through various sources, pre-foreclosures, trustee sales, or are either owned by Principals of InvestorsProperty.net or the Principals have an interest or partnership in the properties where they may receive an assignment fee or equity position. Properties may also be listed through a listing agreement or as courtesy to other wholesalers.
Buyers may want to obtain independent valuations, estimates, and analysis regarding the properties from qualified third parties. In the event that the Principals of InvestorsProperty.net provide such information, the Buyer acknowledges the limitations of the Principal's information, and waives and releases any claims against the Principals, and any other employing real estate companies, relating to the information provided concerning the properties. The Principals or employing real estate broker is not being paid by the Buyer to provide this information; in the event the Buyer does buy one or more of the properties, the Principals, and/or employing real estate broker may receive a separate fee or commission. The Principals have informed the Buyer, and the Buyer specifically acknowledges that they have no obligation to accept the Principal's information or to purchase any of the Properties, and that the Buyer may wish to obtain independent valuations, estimates, and analysis regarding the properties from qualified third parties.
If any real estate fees apply they must be added to the price listed. Prices listed represent a "Net to Seller Price" and do not include a "co-broke" commission or any closing fees. The Buyer pays all closing costs. We encourage the Buyer to obtain independent valuations, estimates, and analysis regarding properties from qualified third parties. The discount pricing of our properties should offer the opportunity to receive commission from the Buyer, and still offer the Buyer below market pricing on the property. The real estate agent can give their client a price including commission if they choose. This organization abides by all state Department of Real Estate rules and regulations.
